Your rights as a tenant:
1. When you sign a 1 yr lease at the conclusion of the said period, you are not required to sign for another year but rather you convert to
a month-to-month term with 60 days notice required to terminate and vacate the unit.
2. Tenants' last months rent that was applied when you signed the original lease would be applied to the last month prior to you moving out of the premises.
3. The landlord has the right to enter the premises with 24hrs. notice within what would be deemed acceptable hours ie: 8am - 6pm.
4. The tenant must be informed of the annual legal rental increase and is required to be given three months written notice.
5. The landlord is responsible for all appliances/plumbing and electrical to be in good working order and not in the case where the tenant has been irresponsible or deliberately abused of the said above.
